How is EMI calculated?
Banks in Nepal calculate home loan EMIs with the reducing-balance method:
EMI = P × r × (1 + r)n ÷ [(1 + r)n − 1]
where P = loan amount, r = monthly interest rate (annual rate ÷ 12 ÷ 100) and n = number of months.
Example: a loan of Rs. 50,00,000 (50.00 lakh) at 10% a year for 20 years has an EMI of Rs. 48,251, and you pay Rs. 65,80,260 in interest over the loan.

How to lower your EMI or total interest
- Make a bigger down payment — a smaller loan means a smaller EMI and less interest.
- Prepay when you get a bonus or savings — use Advanced mode to see the interest you save.
- A longer tenure lowers the EMI but raises the total interest a lot; choose the shortest tenure you can afford.
- Compare interest rates, premiums and processing fees across banks before you sign.
